       How Do our Live On-line Auctions Work? 

The property’s address, lead-in remarks and detailed remarks about the property are provided to the Public

An announcement is published regarding the dates and time for the Preview Inspection 

House will be Open for Inspection for interested bidders, Saturday March 8 and Sunday March 9, 2008 from 2:00 P.M. until 4:00 P.M. 

Instructions on How to Bid are furnished to the Public

 

Register and place your initial bid on http://www.fastgavel.com/  You will need to furnish a credit card in order to place your  bid.

Property Condition Contingencies
 

There are none. The property is sold “As is with all faults” however the Seller will furnish for the bidders review; a property condition disclosure statement (if this is a residential property,) a termite inspection report, a home inspection report, and a structural engineer’s report if there is any visible or known history of foundation or structural damage.

 

Property Inspections, Appraisal, and Surveys

 

The successful bidder may conduct other types of inspections and tests including appraisals and surveys at their own expense. However, the sale is not contingent on the outcome of these undertakings nor will the closing date be extended in order to complete these undertakings.

 
Financing Contingencies

Following the online auction, the winning bidder will be mailed a purchase agreement package that will include a proof of funds.  There are no financing contingencies. 

Debts and Deeds

The Buyer will receive a Warranty Deed or a Lease Assignment and be able to purchase title insurance. Any mortgages or debts against the property will be paid from the proceeds of the sale.  

Closing Date and Closing Agency
 

Buyer will submit certified funds and the closing will take place within 30 days of the date property sales.  The closing will take place at the office of Title & Escrow Services, 111 Office Park Drive, Suite A, Brandon, MS 39042
